The Cypress Knolls senior residential project area is located in the approved Fort Ord Base Reuse Plan area, approximately 188 acres once known as the “Lower Patton Park” area on the former Fort Ord. The City proposes to develop a comprehensive senior residential community with active adult housing, continuum of care senior services, a senior community center, and supportive amenities and services.

Located at the northwest section of the former Fort Ord, Cypress Knolls’ site is bounded on the north by a residential area of Marina and the new Marina High School, on the east by the Marina Heights residential community and to the south by The Dunes, a mixed use project integrating residential, shopping and recreation areas, and future medical facilities of the Community Hospital of the Monterey Peninsula and Salinas Valley Memorial Hospital.

The project area will be served by transit and a network of walking and bicycling trails. To the west just across the coast highway are the regional coastal bike path and the bluffs and beaches of Fort Ord Dunes States Park.  Classes are offered at Monterey Peninsula College’s Marina Education Center immediately adjacent to Cypress Knolls and the nearby California State University Monterey Bay with the Osher Lifelong Learning Institute.

2011-12 Cypress Knolls Request for Qualifications

On November 15, 2011, the City issued a Request for Qualifications to develop the Cypress Knolls project. On January 17, 2012 the City received one Statement of Qualifications (SOQ) from Silverado Homes Inc. in response. During the spring of 2012, the Marina City Council will be considering the SOQ with the goal of negotiating an Exclusive Negotiating Agreement.

Cypress Knolls Request for Proposals 2009-2011

A Cypress Knolls Proposal Review Committee began meeting in January 2010 to review the proposals and prepare recommendations to the City Council.  View the Committee's meeting schedule here.  View the Powerpoint Presentation - Senior Housing and Services. The City Council held a special meeting regarding the Cypress Knolls development proposals on August 31, 2010. View the agenda packet.

The City Council also discussed Cypress Knolls at their meetings of October 19, 2010; April 19, 2011; April 26, 2011; May 17, 2011; May 24, 2011; June 7, 2011; July 6, 2011; July 12, 2011; July 19, 2011; August 24, 2011; September 7, 2011; and September 13, 2011.

On October 11, 2011 the City Council adopted Resolution 2011-169 rescinding City Council decision of August 24, 2011 to select Coastal Rim Properties as developer of Cypress Knolls senior development project and proceed with Cypress Knolls request for qualifications as directed previously by City Council for a project area of approximately 90 acres and 400 units or less and utilizing components of the previous request for proposals and provide staff with any further direction in the matter.
