Building Permits
Application Requirements
Encroachment permits shall be obtained before building permits may be issued. Four complete sets of plans are required for a building permit:
  • Plot plan drawn to scale and initialed by the Planning Division
  • Foundation plan showing layout and size of all foundation walls and piers
  • Floor plan
  • Exterior elevations
  • Framing details

You also cannot get a building permit without sewer and water clearance. Read the detailed information below and fill out a permit application.

Plot Plan
  • Legal description and/or Assessor’s parcel number and street address
  • Name and address of owner
  • Property dimensions
  • Dimensions of all buildings on property (both existing and proposed)
  • Distances between buildings and from buildings to property lines
  • Show all street, roads, and easements
  • Show lot grades and final lot drainage if lot is sloped

Floor Plan
  • Show all room sizes
  • Show all doors and windows, and sizes of same
  • Show method of heating, location of heater and water heater, and method of obtaining combustion air for same
  • Show fire separation between garage and dwelling
  • Show under-floor and attic access
  • Provide heat loss calculations and size (BTU) of heating equipment
  • Fire sprinklers required

Framing Details
  • Show as many sections as are necessary to clearly indicate the construction
  • Show foundation dimensions, rafter size and spacing, floor joist size and spacing, ceiling joist size and spacing, all bracing and blocking, size and location of all posts and headers, post and bean connections, and all finish materials
